Terms and Conditions Concerning Contempo & Our Services
First and foremost Contempo Vacation Homes and its Team Members would like to thank you for choosing us. We understand how important this vacation is for you and your family, for which we take great pride in providing you the best customer service in the industry which comes with our 30 years of experience and dedication. In the time that is left before your visit to your” home away from home” in the sunny State of Florida we ask that you take some time to read our terms and conditions which will answer any unanswered queries you might have.
RESERVATION PROCEDURE
Contempo Florida Vacation Homes requires a minimum 3 night’s stay. Any stay of less than 5 nights will incur a cleaning fee listed below:
3 bed/2 bath $75 4 bed/3 bath $95 5 bed/3 bath $105 6 bed/5 bath $125 7bed/5bath $135
(Each additional bathroom will be $5, homes with a Games Room will incur an additional $10 charge.)
Your departure cleaning is provided upon check-out. Refunds will not be made if cleaning is considered as being unsatisfactory by the guest; however Contempo Florida Holidays will send a housekeeping team ASAP to investigate and /correct the issue if required. Every property is inspected prior to check-in and after check-out and you may be billed if uncommon cleaning is required. If you would like any supplementary cleans during your stay, you may call our office on (863) 424 – 2226 to schedule this at an additional cost.
PAYMENT PROCEDURE
At the time of the reservation 20% of the total cost of your reservation will be requested. Balance is to be paid in full 45 days prior to arrival. This will automatically be taken from the Credit card we have on file, unless we are advised of alternative payment method before your balance is due. Upon receipt of full payment, directions and key instructions will be given.
To book on line you must have a valid credit card (Visa, Master Card, Discover or American Express).
CANCELLATION POLICY
If you should have to cancel your reservation, please notify us in writing immediately thru email, fax or post. A credit card number will be requested at the time of booking, and failure to cancel in writing may result in the initial deposit or final payment being charged to the credit card.
If payment was made via check or wire, a refund in the form of a check will be issued.
Written notification received more or up to 44 days in advance, 100% will be refunded.
Written notification received 44 – 30 days in advance, 15% of the total amount will be retained as cancellation penalty, remainder amount will be refunded.
Written notification received 29 – 15 days in advance, 50% of the total amount will be retained as cancellation penalty, remainder amount will be refunded.
Cancellations made 15-0 days in advance of arrival, 100% of the total amount will be retained as cancellation penalty.
CHANGING A BOOKING
Contempo reserves the right to move a booking to a home of equal standard or better at no extra cost.
Contempo, acting on behalf of the homeowner, reserves the right to cancel an agreement at any time prior to guest checking into property. In this event, the guest will be refunded all monies paid and neither Contempo nor the owner of the property will be liable for any damages incurred as a result of the cancellation. The guest will be offered a move to an alternative vacation home, at no extra cost. This is highly unusual and would require extraordinary circumstances from the homeowner.
KEY COLLECTION DETAILS
Upon arrival to the office you will be given the lock box code and driving instructions to your villa. At that time, you will need to register and leave a security deposit or a waiver.
Office Hours are:
Monday – Friday 9:00 a.m. – 5:30 p.m.
Saturday 9:00 a.m. – 12:00 p.m.
Sunday Closed
***If you are not arriving during office hours, your key will be left in the lock box located in front of the building to the right of the door.
The lock box code will be supplied once your booking is confirmed
Press the numbers, turn the lever clockwise (right) and pull open. If you make a mistake, turn the lever back and try again. To lock the box, close the door and turn lever counter-clockwise (left)
CHECK-IN/CHECK-OUT
Check in Procedure:
All guests must check in at the Contempo Offices. Check in time is at 4:00 pm. By law it is necessary for you to register with us at that time. If you arrive after office after hours you will need to visit the office on the morning after your arrival, or Monday if you arrive on Saturday or Sunday, in order to complete the registration form. It is Florida State Law that all rental homes must have a completed registration for each short term rental, failure to comply with this law could result in an eviction notice being served. Please help Contempo Florida Holidays keep on the right side of the law and register with in 24hrs of arrival.
Check out Procedure:
On the day of your Departure, check out time is 10:00 am. Please adhere to this policy as it’s imperative to allow sufficient cleaning time for our next guests. Failure to so will incur a charge on your account.
SECURITY DEPOSIT
As a security measure a hold is placed in the amount of $300 on a valid credit card. The amount is not removed from your account as it is an electronic authorization hold. The purpose of this procedure is to cover any damage or loss of property that the home may incur. In order to eliminate any confusion and charges to you for repair and/or replacement please report to us any issues found in your home upon arrival. This MUST be reported to our office within 24 hours of your arrival.
DEPOSIT WAIVER
The non-refundable deposit waiver is in lieu of the refundable $300 security deposit hold. Contempo Florida Vacation Homes will waive all liability up to $1,500 for inadvertent damages or breakages to the home for the one time only payment which is determined by length of stay. In order for this waiver to be valid any incidents must be reported to the management company at the time of the incident
Exclusions: Intentional acts, gross negligence, theft and/or willful and wanton conduct.
** A valid credit card must be provided in addition to the non-refundable fee.**
COMPLAINTS
Be assured that any concerns brought to our attention during the time of your stay will receive our highest attention. Contempo Florida Vacation Homes ensures any issues or concerns that should arise during your stay will be addressed within 24 hours of being reported. In order to ensure this please report any issues at the earliest available opportunity. This will enable us to resolve any matters to your utmost satisfaction.
WEATHER
Force Majeure means that we will not be held responsible for unforeseen circumstances that are out of our control, such as adverse weather conditions, terrorist activity or any natural disasters. In this instance, no compensation will be paid.
AMENITIES
Swimming pools and spa amenities are checked on a regular basis. Every effort is made to have them in good working order but no refunds or discounts will be made in the event they are inoperable during your stay. Guests choose to use these amenities at their own risk.
Fees associated with heating pools are subject to change without notice.
MAXIMUM OCCUPANCY
These are only guidelines to maximum capacities as not all homes will have a sleeper sofa or pull out bed, please check the individual property descriptions for details on actual capacities.

4 bedrooms sleeps maximum of 10
5 bedrooms sleeps maximum of 12
6 bedrooms sleeps maximum of 14
7 bedrooms sleeps maximum of 16 (max. 14 in Osceola County)
HOUSEHOLD SUPPLIES AND FURNISHINGS
The rental home will have an initial supply of Toilet rolls (1 per bathroom) and 2 trash bags. The home will be fully furnished with Kitchenware, bath towels and bed linens on all beds.
Your rental home will be cleaned and serviced prior to arrival. Additional cleaning and linen services are available; please contact our office for services and pricing.
PET POLICY
Pets are not permitted in any of our vacation homes.
NO SMOKING POLICY
All accommodations provided are NON-SMOKING. If this is not adhered to, a $500 charge will apply for additional costs to clean the home.
